As new asphalt ages, small open cracks are formed between the asphalt, from oxidation and rain. These small cracks permit water, salt, fuel, oil, and UV rays to penetrate into the base leading to greater damage, unless repaired properly. Water is said to be the most damaging to asphalt. This leads to larger cracks, eventually collapsing into the eroded voids, causing potholes. Potholes and cracks should be repaired before sealing asphalt.

We apply "Seal master Flexmaster" crack sealant. This is an electrometric, flexible sealant that provides a protective barrier against moisture getting into the pavement surface, stopping the cracks from becoming larger and doing further damage to your asphalt.
