Why Seal coat asphalt?

Asphalt left untreated will deteriorate rapidly. The asphalt binder that holds the pavement together begins to oxidize and weather soon after installation. Sun and Moisture penetrate the asphalt causing cracks, potholes and further damage and deterioration to the pavement. Seal coating protects your investment. Protect asphalt from oxidation, moisture and chemicals that will damage your asphalt. Restores the asphalt to a deep black finish to improve curb appeal and give the asphalt more flexibility. Seal coating extends the life of your asphalt saving you money.

What elements are harmful to asphalt?

Gasoline, Oil, antifreeze, salts, sun, rain, and ice. These elements cause oxidation and break down the oils and cohesive properties, drying out the asphalt causing damage. Seal coating will protect your asphalt from these elements.

Should I fill cracks?

Yes. As the elements break down the asphalt, small crack form, moistures from rain, and ice get in and become larger, damaging the base of the asphalt. Over time pot holes will form. This will need to be cut our and repaired so no further damage occurs. Crack filling can prevent costly damage. We use Sealmaster Crack filling products. These products are 100% flexible, with regular Seal coating and crack filling maintenance you can prevent cracks from getting large and prevent new cracks from forming.

How often should I seal coat?

You should seal coat about 90 days (curing time after new asphalt has been installed. Once you have seal coated, it is recommended to reseal ever 3 to 4 years depending on the wear and traffic of you business.

How soon can I drive on the sealer?

Depending on weather conditions typically about 24 hours for curing is needed.

What do you do about oil spots?

We burn all oil spots and repair any damage from the oil. Then we apply a primer to insure the seals adhesion.

On all parking lots, we burn and prime all oil spots, cut out and repair all cracks, gartered and spidering areas. Remove all loose debris from the lots, apply sealer as per manufactures specifications. Re-stripe using original layout including all arrows, stops, stop bars, bollard poles, cross hatching, fire lanes and handicaps using a Commercial High grade traffic pain. Reflective glass beading is also available.

We only use Sealmaster Products. Sand and polymer additives are added to harden, give a blacker appearance and give the asphalt a skid resistant surface.
